MORTGAGE LOCATION SURVEY
(Chapter 4733-38 Ohio Administrative Code)
This survey is the simplest service provided by a Land Surveyor in Ohio and is certified to the lending institution and/or title insurer. This service provides no warranty to the consumer and does not allow for the physical staking out of the property boundaries. This service is conducted for the purpose of insuring to the mortgage lender that there are no adverse survey issues that would affect the future marketability of the mortgage premises.
STAKE OR BOUNDARY SURVEY
(Chapter 4733-37 Ohio Administrative Code)
A stake or boundary survey is conducted for many reasons and allows for the property corners to be identified by steel property markers. This is done for the purpose of physically establishing the property lines for such things as structural improvements and additions, fence installation and property line dispute settlements. This service does not provide information (certified drawing and improvement location) needed by the Title Insurance Company; however, these services can be included upon request.
